Mijas is not a single place but a collection of very different environments united under one municipal name. To understand what Mijas offers as a property market, it helps to understand these distinct parts separately before considering what they share.
Mijas Pueblo is the white hilltop village that has become one of the most photographed places in Andalusia. Set at around 430 metres elevation in the mountains above Fuengirola, it commands extraordinary views across the coast and, on clear days, across the Mediterranean to the Rif mountains of Morocco. The village has a large international resident population alongside its Spanish community, and the streets that run between whitewashed houses, flower-filled balconies, and small squares have a genuine charm that survives the day-tripper tourism. Property here tends to be renovated village houses and apartments rather than new build, though occasional small boutique projects do emerge.
Mijas Costa is the coastal and near-coastal part of the municipality, stretching from the western edges of Fuengirola through to the boundaries of Marbella. This is where most new build and off-plan activity in the municipality is concentrated. The areas of Calahonda, Riviera del Sol, and Sitio de Calahonda form an almost continuous residential carpet along the coastal hillside, with a range of urbanisations from simple apartment blocks to gated villa communities. The views from the upper roads here, looking south across the Mediterranean, are genuinely remarkable.
La Cala de Mijas is the coastal village at the centre of Mijas Costa, and it has undergone considerable improvement and investment over the past decade. What was once a fairly ordinary beach settlement now has a proper village square, a developing restaurant and bar scene, and good beach infrastructure. The La Cala Golf resort, just inland from the village, is one of the best golf facilities on the entire coast, with three courses and a hotel, and it has driven substantial property development in the surrounding area.
The price differential between Mijas and Marbella is significant and persistent. Buyers can typically achieve 20 to 40 percent more property for a given budget in Mijas Costa compared with equivalent quality in Marbella or the Marbella-Estepona corridor. This value position, combined with improving infrastructure and genuine lifestyle quality, has made the municipality increasingly attractive to buyers who might previously have looked further west.
