Our Approach to Data

Property Find publishes content across a range of formats — FAQ answers, legal guides, market reports, and investment analysis. Each format draws on different source types. This page documents every primary source we use and the methodology applied when generating figures, timelines, or legal descriptions.

We do not rely solely on secondary or aggregated sources. The primary basis for most content is Olga Gorshkova's direct transactional experience, supplemented by official Spanish government and judicial datasets where applicable.

Primary Data Sources

Spanish Land Registry (Registro de la Propiedad)

Official transaction volume and price data from the Colegio de Registradores de España. Used for historical price trends, transaction volumes, and market activity analysis.

Notarial Statistics (Consejo General del Notariado)

Monthly and quarterly statistics on property sales, average prices, and mortgage origination. Used to corroborate Land Registry data and provide near-real-time market indicators.

AEAT (Agencia Tributaria)

Spanish Tax Authority guidance documents for ITP, VAT, AJD, and other property taxes. All tax rates and thresholds are verified directly against current AEAT published guidance.

Developer & Agent Transaction Data

Anonymised sales data provided by Olga Gorshkova from direct developer relationships and completed transactions. Used for current pricing ranges, typical timelines, and payment structures.

BOE (Boletín Oficial del Estado)

Official Spanish state gazette used to verify current legislation, including Ley Hipotecaria, Ley de Ordenación de la Edificación, and any recent regulatory changes.

Methodology by Content Type

Market Reports

Annual and periodic market reports use a combination of Land Registry transaction data (12-month rolling), notarial averages, and local professional consensus. Price ranges quoted reflect typical completed sale prices (not asking prices) for the category described. All figures are stated in EUR at the time of publication.

FAQ Answers — Legal & Tax

Legal process descriptions are based on standard practice under current Spanish property law. Tax rates cited reflect rates published by AEAT or the relevant Junta de Andalucía at the time of review. Rates may vary by regional decree and are subject to change. All legal FAQ content carries a disclaimer recommending independent legal advice.

FAQ Answers — Timelines

Process timelines (e.g. "completion typically takes 3-6 months") are based on Olga Gorshkova's direct transactional experience averaged over 1,000+ completed purchases. They represent typical ranges, not guarantees. Outliers exist and are noted where relevant.

Investment & Yield Estimates

Rental yield estimates are based on published short-term rental data (Airbnb Insights, Idealista, and Fotocasa), verified against actual rental income from managed properties in the relevant area. Gross yields are stated unless otherwise noted. Net yield estimates deduct typical management fees and community charges.

Glossary Definitions

All definitions reflect standard usage in Spanish property transactions. Legal definitions are based on current Spanish civil and property law. Common usage definitions reflect standard industry practice as understood by licensed Spanish property professionals.

What We Don't Do

We do not quote "asking prices" as market prices — all price references are to completed transaction values.
We do not publish forecasts or price predictions — market commentary describes current and historical conditions only.
We do not rely on developer-supplied marketing materials as data sources for market reports.
We do not use AI to generate legal, tax, or financial content without human expert review and sign-off.
