How to Apply for an NIE

At a Spanish consulate in your home country
Recommended. Takes 2–6 weeks. Book an appointment online. You will need your passport, completed form EX-15, and proof of reason for needing an NIE (a property purchase letter is sufficient).
In Spain at a police station (Comisaría)
Possible if you are already in Spain. Requires an appointment at a designated Comisaría Nacional de Policía. Processing time varies by location.
Via a Spanish gestor or your lawyer

EU Citizens
Full rights to buy, own, rent, and reside in Spain. EU citizens can register as residents without restrictions.
British Citizens (post-Brexit)

The Golden Visa — Residency Through Investment

Non-EU buyers who invest a minimum of €500,000 in Spanish real estate (unmortgaged) qualify for a Golden Visa, which grants: a 2-year renewable residency permit, the right to live and work in Spain, visa-free travel across the Schengen Area, and a pathway to permanent residency and citizenship after 10 years.
